STAGING

Properly staging your home prior to listing for sale can have a powerful impact on sales price and/or the speed of selling .  With our guidance, many times we can work with the furniture and decor items that you already own, but if needed, we partner with two professional staging companies that each have a warehouse full of staging furniture and decorative items.

 

PROFESSIONAL PHOTOS

Have you ever come across poorly-taken listing photos before?  If so, you likely realized the importance of high quality photos, and how they are paramount to a listing’s success.  Wide-angled digital lenses, high-quality camera body, and proper lighting are just the beginning.  Adjusting the white balance, shadowing and photo angles are just as important.  We even have fly-over drone and digital video capabilities.  Click here for some examples of our listing photography.

 

PICTURE VIEWING ANALYTICS

We cleverly embed tracking code into our professional photos in order to collect picture-viewing statistics for each of our listings.  No longer does a seller have to wonder how their listing is performing!  The statistics are shared with you weekly in a graphical format, and we collectively use this data to help us better position and optimize exposure of your listing…allowing us to “quantitatively” maximize sales price and minimize market time.

Yes, there are still print marketing avenues that are used in the digital age. They may not be as effective as they once were, but they do capture some audience.  We advertise our listings in the StarTribune Sunday Homes section.

 

OPEN HOUSES

We are happy to hold Open Houses for your listing, depending on your comfort level.  Not every seller wants the general public and neighbors touring their home, but an Open House can be a great way to create local buzz about your new listing!

 

NORTHSTAR MLS

This is the main listing hub (on which all real estate agents list homes for sale).  The Multiple Listing Service (MLS) is the basis for listing a home for sale.  However, to make a listing standout, your listing needs to be advertised far beyond just this basic platform.
